Hi Everyone! Decorating and Staging can be stressful but worth the effort and cost if you list your home, get the price you ask and at a fast pace. Today, with me is Marissa from Haute House Design Group. Marissa came highly recommended from a few Realtors at KALEO Real Estate and I gave her a call to get her recommendation on my listing last week. She was on time, had great suggestions and is easy to work with and her costs are reasonable.
Here are Marissa’s tips for staging your home prior to listing it for sale.
DE-CLUTTER Take out everything that does not need to be there. If you love it, chances are a Buyer may not. Pack up your pictures and get them ready for your next home. Clear out the existing space to make it as neutral as possible.
DE-PERSONALIZE Take down the family pictures. Leave the space as neutral as possible. The Buyer may not be able to see themselves there. Pops of color in pillows and accents are great!
GO NEUTRAL! Make sure the interior is as neutral of a color that will appeal to the masses. The accent wall that you love may not be something that is appreciated by others coming through your home.
The importance of staging can be to accentuate the good things of the home and downplay the flaws. Not be deceitful in hiding the flaws but also not have them be the first thing to stand out to the prospective buyer. Marissa offers so many options to make your home look even better than it already does. One of my favorite things that Marissa suggested was even though you take down the family photos or the school photos of the kids, you don’t need to leave the wall blank. You can have paintings that add a great deal of color.
Table settings are a great way to “dress up” the home. Even though we would have a cleared off table, the full place settings and a center piece are very inviting and warm to a prospective buyer. When a home is staged it is so much more dressed up than it would be in everyday life for us. It may feel like it is so over the top but your goal is to attract Buyers. Marissa’s staging will be sure to do the trick.
